It is always a good time to list your home. Be prepared.

Are you thinking about selling your house? What is holding you back? Do you have a checklist on things that have to be completed before you will even invite an agent into your house? Are you under the impression you should only list your house in the Spring? Should you just forget all the touch-ups and fixes and sell it as it is?

The truth of the matter: It is always a good time to list your house. And right now, it is a great time to list your house. You see, we are in an inventory slump. There are not many houses on the market for sale at the present time which means there is less competition out there. Now, we all know that being in competition means you always strive to be your best and the housing industry is no exception. You want your house to be the one that “wins.”

Here are a few tips to help put you in the winner’s bracket.

You can’t take back first impressions.

First impressions usually begin with curb appeal. Mow the lawn. Cut the weeds. Trim the bushes. Make the house inviting even before any buyers step foot inside. Peeling paint on windows and door trims are another area to be addressed. Not only does it look better with a fresher coat of paint, it could help extend the life of the wood. Take a look at your gutters. They should be free of debris and properly extended to have water flow away from the house. Is it time for a new roof? Look around and be aware of the condition of your property.

What a buyer WANTS vs NEEDS.

Although buyers are still pretty picky about the things they WANT in a home, there are NEEDS that cannot be overlooked.

Most buyers are looking for move in ready houses. They want the heater to heat in the winter and the air conditioning to cool in the summer. They want the water to run and the toilets to flush. They want the windows to open and the doors to close. They want to be able to use the stove and the hair dryer at the same time without tripping any breakers. Basically, if it is in the house, it should be working properly.  And always be safe.   Use qualified professionals when necessary.

Remember, as my dear friend once told me, you wouldn’t take your car to the dealer without vacuuming and washing it because you want to get the most money for it.

** Talk to your realtor if some of the above just cannot be done. They will guide you on how to sell the property in its current condition, if need be.
